Why use our company?
The typical appraisal company uses three comparable properties within their reports. We use at least 5 to 6 comparables.
We use a detailed addendum report to explain the methodology that we used in arriving at the final estimate of value.
We are a company that is approachable for follow-up and or explanations with underwriting and or loan officers.
We are flexible with our appointment scheduling. We schedule appointments for the physical observation of the subject property during evenings/weekends to accommodate client/customer. Our services include all of the following:
Appraisal Services
New Construction
New Mortgages
Refinances
Home Equity Loans
1-4 Family Income Properties
Property Tax Appeals
Divorce Appraisals
Estate Planning Appraisals
Appraisals for Estate Settlements.
For Sale by Owner (to establish a market value that will enable the homeowner to use as a negotiating tool with a prospective buyer)
Insurance Settlements
Foreclosures
Vacant Property (subdivision lots and acreage up to +100 acres)
Retirement Preparation
Appraisal Consulting for divorces, for sale by owner and estate settlements
Investors (need to know the value “As is and Repaired Value”)
Your Benefit
We are a company that holds the client’s best interest. What does that mean to a Lender such as a bank/mortgage Company? Our fiduciary responsibility is to the client. Therefore, we look at each appraisal report thoroughly. We evaluate each element of the report with complete addendum explanations of the methodology that was used at arriving at the final estimate of value.
